BayWoods of Annapolis is a unique retirement living option located on the shores of the Chesapeake Bay, professionally managed by CRSA/LCS Management LLC. A full-service continuing care retirement community (CCRC), BayWoods is structured as a for-profit housing cooperative (co-op) for seniors - BayWoods Cooperative Housing Corporation (BCHC). Our residents are shareholders in BCHC with a full equity position. BCHC collectively owns the residential (independent living) units, community common areas, Health Care Center, covered parking garage and the surrounding land including outdoor recreational areas, and the waterfront boardwalk and pier. This position provides residents all of the financial advantages of home ownership, such real estate tax deductions and potential appreciation of their investment, along with the opportunity to claim their share of the community as an asset. As owners, the residents are directly responsible for decisions in the overall operation of BayWoods and developing long-range plans to make the future of BayWoods a success. The on-site, state-of-the-art Health Care Center at BayWoods provides residents with priority access to a full continuum of care. This means they have a choice of the level of care, as needs change, without having to leave BayWoods. The BayWoods Residents Association provides a means for residents to make known their desires and suggestions and to be continually informed of important information relative to the operation of BayWoods.
