Where is Maple Ridge Ranches located? Maple Ridge Ranches is approximately SIXTEEN miles east of Park City and approximately 45 miles from Salt Lake City International Airport. MRR is located entirely within Oakley City limits and extends nearly two miles into the North Hills overlooking the pristine Oakley and Kamas valleys. 3. How large is Maple Ridge Ranches? Maple Ridge Ranches consists of approximately 1,135 acres of pastoral and mountain terrain. 4. What distinguishes Maple Ridge Ranches from other "ranch" properties in the area? MRR features private gated access, approximately six miles of manicured paved roads, state-of-the-art central water system, fire hydrants at each homesite, buried electrical power, underground telephone lines with high-speed data transmission capability and natural gas. 5. To the north is an approximately 14,000-acre parcel owned for generations by a cattleman's association. Two years ago, two Utah-based computer industry magnates purchased the property and an adjoining parcel creating an undisturbed buffer zone extending from Rockport Reservoir to Chalk Creek near Coalville. In conversation with MRR, the acquisition has been explained as a long term "land bank" with no anticipated development. To the east, the topography becomes steep and rugged and forms the distinctive canyons known as the Mahogany Hills. Because of the extensive steep hillsides, future development is highly unlikely. To the south and west are large acreage rural farmlands. In view of current political and planning trends in Summit County, lifestyle opportunities such as MRR are becoming extremely rare and are not likely to be replicated in the foreseeable future. 7. How many homesites will there be at Maple Ridge Ranches and how large will they be? There will be no more than 38 homesites on approximately 1,135 acres, ranging in size from approximately five acres to 144 acres in size. The developers of MRR are considering incentives which will lead to the purchase of multiple contiguous homesites, thereby further reducing density. 8. How many homesites have been sold? Maple Ridge Ranches is SOLD OUT. The spectacular lots and beautiful homes currently available are resale. 9. How many homes have been built at Maple Ridge Ranches? Maple Ridge Ranches is pleased to announce that 21 magnificent homes are either completed or presently under construction. There are also three homes presently in the planning stages. Three of Deer Valley's finest architects, Jack Thomas, John Shirley, and Mark Walker, as well as a Jackson Hole, Wyoming architect are enthusiastically employing their talents at Maple Ridge Ranches. MRR consists of three geographic neighborhoods named Elkhorn Meadows, Eagle Cloud, and Cougar Canyon. Elkhorn Meadows features 17 homesites ranging in size from approximately 5 to 15 acres. Eagle Cloud consists of 17 homesites ranging in size from approximately 7 to 32 acres in size. The four 100+ acre ranches in Cougar Canyon have already been sold. 11. How extensive is the Open Space? Nearly 92 PERCENT of the total acreage of MRR will be deed-restricted Open Space for the private use and enjoyment of our owners. These Open Spaces will feature conservation easements designed to further restrict subdivision of MRR. 12. Who is the developer of Maple Ridge Ranches? Maple Ridge Ranches, LLC, is a Utah corporation. The two managing members are Jonathan Olch, a name synonymous with the Bald Eagle Club in Deer Valley (a very successful high-end residential community), and Charles B. Smith, a Deer Valley/Park City homebuilder and resident for the last 15 years. Mr. Olch also has extensive development experience in Utah, and, both Mr. Olch and Mr. Smith have detailed sales and marketing backgrounds in the greater Park City area. 13. Who was the Maple Ridge Ranches land planner and engineer? MRR employed the services of Sear Brown, a renowned land planning/engineering firm of national scope, headquartered in Rochester, NY. The lead planner was Park City resident Doug Rosecrans, highly experienced in the planning/engineering functions of many recognizable Park City/Deer Valley/Summit County residential communities. 14. Who was the Contracting firm responsible for the MRR infrastructure? In 1997, the developer selected Brown & Cris, a nationally-known general contracting company with more than two decades of experience on a great variety of projects throughout the United States. Brown and Cris, Inc. merged with Precision Excavation during 1998. The Maple Ridge Ranches contract was performed under the guidance of Brad Cosby. Brad supervised the infrastructure work for the Bald Eagle Club in Deer Valley on behalf of the developer. 15. What is the status of the MRR infrastructure? Maple Ridge Ranches is pleased to announce the completion or our infrastructure! A gorgeous post and beam entry gate is now complete complimenting Utah's "first" covered bridge. Nearly six miles of our private roads are fully paved. All electric power lines have been trenched and buried. Additionally, all of our water lines have been installed, as evidenced by the fire hydrants at each homesite. Our 150,000-gallon water storage tank is now buried and landscaped, to service our residents with an impressive central water system. The water system has been charged and is now operational. Our entry corridor has received extensive landscaping, accentuated by the planting of numerous mature pine trees and aspens. Berming, re-seeding, and revegetating along our roadways is a top priority. Three new ponds have been created and filled in Elkhorn Meadows, and, the developers are enhancing and enlarging the pastoral grazing area located in Elkhorn Meadows. 16. Will the roads be open to the public? No, MRR roads will be for the private use and enjoyment of our owners and their guests. MRR is gated and will be patrolled for enhanced security and privacy. 17. Is Maple Ridge Ranches zoned for horses? Yes. However, there are specific criteria and restrictions, which have been imposed by the land planners in terms of numbers and locations at MRR, which are suitable for horse grazing and/or boarding. 18. What are the projected monthly homeowner's fees? Home Owners Association Dues are $150 per month. 19. What types of trees and natural vegetation exist at Maple Ridge Ranches? There are immense stands of gambel oak, beautiful pockets of aspens, river birch along the creeks, pine trees along the north slopes, and, of course, maple trees. Wildflowers of many species abound during the summertime. 20. What vistas can be seen from Maple Ridge Ranches? To the west and south, Deer Valley Resort, Park City Mountain Resort, and The Canyons ski areas are prominent views from most MRR homesites, as well as the majestic Timpanogas Range (including Mt. Nebo and Mt. Cascades), rising above the beautiful Kamas and Oakley valleys. To the east are grand vistas of Utah's highest peaks in the Uinta National Forest. 21. What wildlife can be viewed at Maple Ridge Ranches? MRR is frequented by a large, wintering elk herd. Moose, deer, red foxes, wintering bald and golden eagles, red tail hawks, blue grouse, owls, and snowshoe rabbits abound. Occasionally, black bear, bobcats, coyote, and even cougar will pass through the area. It is a primary goal of MRR to attract and accommodate all of the native species whose habitat is diminishing each year. 22. How long does it take to drive to some of the important surrounding areas? Park City can be reached in approximately 16 minutes and the SLC International Airport is just 45 minutes away. The Jordanelle Reservoir, Rockport Reservoir and the Smith-Morehouse Reservoir are each approximately 10 minutes from MRR. 23. Describe the CC&R's and Architectural Guidelines at Maple Ridge Ranches. The Conditions, Covenants, and Restrictions for MRR are among the most comprehensive and specific of any development in Summit County. Building locations have been specifically designated and restricted, with an emphasis on privacy, height and design restrictions which do not impose on other MRR homeowners, and, which maintain wildlife corridors. All homes must conform to an alpine western architectural motif using natural stone, wood, logs, and glass. For example, ultra-contemporary modern, stucco, and Spanish-style homes will not be permitted. Homes must meet minimum and maximum size criteria. Approved fencing will only be allowed around the home and other specified structures located within the designated area of disturbance. Exterior colors must be primarily earth tone in nature. What is the attraction of the annual Fourth of July Oakley rodeo? It personifies the charm of an All-American small town such as Oakley. For months in advance of the event, the rodeo is a galvanizing force amongst the locals. It seems as though everyone is willing to volunteer his or her time and effort to make the event a success. In short, there is a lot of civic pride in Oakley. In addition, the riding and roping are pretty impressive, with professional contestants from most of the western U.S. competing each year for substantial prize money.
