Formed in 1991, Oak Realty Group, Inc. originally provided real estate and financial consulting services to public and private entities in "work-out" situations. In 2001 the focus was expanded to seek out and invest in high quality office and industrial properties. To date the company has completed 16 transactions encompassing a total of over 1 million square feet of commercial properties valued at $134 million upon acquisition; including $8 million of mezzanine financing and preferred equity to local developers; and 19 acres of strategically located raw land to pursue future residential lot development. In 2009 the principals expanded the company's reach yet again and formed Oak Residential Partners, LLC. Oak Residential is expanding the Oak Realty Group platform to include the acquisition of a portfolio of multifamily assets consistent with the core objectives of creating long term value while providing predictable and increasing returns to investors. To date the company has acquired over $200 million of multifamily investments encompassing eleven apartment communities totaling 2,204 units. The principals 75+ years of collective experience provides industry counterparts with speed and certainty of execution, while also providing co-investors sound judgment in making critical decisions. The team's professional experience encompasses acquiring, developing, managing, and leasing multifamily, office, industrial, and retail properties across the United States. The operating partners at Oak have a collective experience that includes: Acquisitions and financing of more than $1.1 billion of real estate, including 1,020,000 square feet of commercial space and 14,000 multifamily units Asset dispositions valued at over $550 million with overall internal rates of return between 14% and 90% over hold periods ranging from 2 to 7 years Ground up development and construction management for three multifamily properties totaling 1,100 units and a single-tenant industrial warehouse building Asset management of 1.9 million square feet of office/light industrial space and 13,000 multifamily units Lease transactions totaling over 2.5 million square feet of commercial space A record of distributing positive cash flow to investors in each quarter since the company's initial acquisition in 2001 The company is currently targeting acquisitions, developments, financing opportunities, redevelopments and sales that have the ability to create long term value while providing predictable intermediate returns to investors.
