T.R. McKenzie Inc. (TRM) was founded by Tim McKenzie in 2003 as a tool to manage his multi-family properties. The company has enjoyed steady organic growth over the years through developing and managing new properties as well as taking on a few management contracts referred by word-of-mouth. Currently we manage 1,300+ units across the greater Madison area. From conception through 2016 the focus of the company has been the continued management and upkeep of these properties without trying to acquire new management contracts. Upon recent deliberation and reflection, we have realized that TRM offers a great service and that there may well be other landlords who would be interested in benefiting from our expertise. TRM is your one-stop shop for property management. We have the proven ability to get your property rented as well as keep it maintained. We will prepare yearly budgets, as well as monthly expense reports for your review. We will deal with all aspects of managing your property including negotiating on your behalf with third party contractors and screening potential tenants. We also pride ourselves on hiring skilled labor to complete work in house and keep those third party costs as low as possible. One of the most important factors in choosing a management company is to know that YOU as an owner have the complete control on all fiscal decisions that affect your property. We will prepare budgets with suggestions of improvements/capital expenditures, but you have the final say to determine what work you wish to be done. You can be as involved as you want to be.
