Since 1982 BHS has developed a long list of repeat clients, and it's attributed to the way we interact with our clients during the construction process. We do typical design, bid-and-build work and look forward to competing on a select bidders list. The vast majority of our work is as a pre-selected construction manager at risk. We typically are selected by the project owner before or during the project design development phase, and our strong relationships with the design community often results in referrals to owners early in the process. This early involvement allows us to provide support to the design team in detail development and ongoing cost verification. Our team performs at least one budget cost estimate prior to developing the final Guaranteed Maximum Price (GMP). To develop the GMP, the project is broken up in bid packets, and submitted to a list of sub-contractors and suppliers that have been pre-screened with the help of the owner. Our ability to self-perform a long list of items of work on any project is a definite advantage to our clients, saving time and money. However, if a quality sub-contractor that can complete a bid package for less than BHS, they are used. This gives the owner a win-win situation. Communication during the construction phase is the key with any project. BHS President Wayne Sloan and all project management staff strive to keep the owner and design team up to date on the progress of the project, including timely requests for selection decisions and any issues that might arise. BHS welcomes and encourages owner participation in all phases of the project. BHS has an open-book budgeting and billing process. All of our estimates are open to the owner and design team for review during the development of the project GMP. The same process is available for our monthly billings.
