Bobcat Trail Community Development District

Bobcat Trail Community Development District located in North Port, Florida is a local, special purpose government entity authorized by Chapter 190 of the Florida Statutes, as amended, and created by ordinance of the City of North Port as an alternative method of planning, acquiring, operating, and maintaining community-wide improvements in planned communities. A Community Development District (CDD) provides the "solution" to Florida's need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDDs represent a major advancement in Florida's effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community's facilities. The Community is located on Toledo Blade Blvd. minutes from Interstate 75 and 20 miles south of the Sarasota metro area with its renowned arts and cultural district. Bobcat Trail is within easy reach of three major airports (Ft. Myers, Sarasota, and Tampa) and the finest beaches in Florida. Bobcat Trail is a magnificent gated residential community of 447 single-family homes and 110 villas. Its outstanding facilities include a golf course (www.golfthenational.com), which offers the finest golf in the area, a community pool and tennis court, as well as a Community Center. Also part of the community on the west side of Toledo Blade Blvd. is Bobcat Village - a mix of commercial businesses, offices and convenience stores. The Bobcat Trail Community Development District Board of Supervisors oversees the maintenance of the common properties within Bobcat Trail. The community infrastructure in Bobcat Trail includes major roadways and drainage; surface water management system; irrigation lines; and parks and recreation facilities. The Bobcat Trail Homeowners Association oversees the conditions of the deed restrictions for the single-family homes and villas. Bobcat Villas and Fairway Commons have their own HOAs for their unique needs.
