At Buckhead America, our specialty is to convert non-performing or under-performing hotels into thriving assets. We look for investment opportunities in select metro and suburban metro areas with populations of 100,000+, but more importantly, in areas where we see a positive momentum in the market. Established in 2002 by Dipan Patel and Chetan Patel, and assisted by a team of seasoned industry professionals, Buckhead America currently owns and operates three hotels in highly visible metropolitan areas. Currently, we manage hotels that are owned by our principals, with future plans for diversifying into third party management contracts. The strategic business plan created by Buckhead America for each hotel is the property's blueprint for success. From its acquisition to renovation and re-opening, each property's renaissance is meticulously planned with the local market characteristics, demand, and franchise requirements in mind. This carefully thought out plan includes a realistic operating budget, a capital improvement budget and a sales and marketing plan. Also, "Community" is at the forefront of our investment and renovation philosophy. A majority of our hotels are in busy metro areas, where they used to be an undesirable blot on the landscape. Through our careful renovation projects, the properties themselves have become dynamic gathering places. At Buckhead America, we don't just build hotels. We build and enhance communities one hotel at a time. All such budgets and plans are consistent with current franchise and local market requirements. Buckhead America sets and carefully monitors meaningful cost controls. Rates are structured, checked daily through our guest tracking report and changed as market conditions warrant. Rate maximization via yield management is an integral part of the operations strategy. Payroll is analyzed daily, energy costs controlled, preventive maintenance programs are established, and an extensive Policy and Procedures Manual is utilized by property management. Integral to a hotel's success is its manager. Buckhead America has taken pride in being able to find and keep the most competent managers for a given hotel property. Furthermore, the best available personnel are found for all operational areas; a key to our success is the longevity of our employee associates, both in the home office and in the field. The company is well versed in ongoing Federal Regulations regarding personnel such as ADA, OSHA, FMLA and COBRA. The same careful screening process is adopted when seeking out all our associates. Mutual respect, courtesy and cooperation are a hallmark of our philosophy, which has led to unusually low turnovers among our team members.
