Continental Property Management was founded by Edward Stevens in 1985 as a full-service Condominium and Community Association management company. Even though our firm is the largest privately-owned Association management company in the Delaware Valley area, we continue to provide personalized service to each community. Mr. Stevens, after having over 40 years of property management and development experience in Bucks and Montgomery Counties, has stepped back from daily operations. His children, Kelly Martyn and James Stevens, are also principals of the firm and are now the executive management team. As President, Kelly is responsible for all property management activities while James, as Executive Vice President, oversees all administrative and financial responsibilities. We offer full property management services exclusively to associations in most of Bucks and Montgomery Counties. Throughout the entire Delaware Valley, we also offer financial management services. These services are designed for smaller communities that are responsible for maintaining only limited common areas including detention basins. All of our property and financial management services are provided from our Warrington, Pennsylvania headquarters. Centralization of services is the core of our management philosophy. This ensures that all our communities have direct access not only to their assigned Property Manager, but also to our entire administrative staff. This unique arrangement sets Continental Property Management apart from other mid-size management companies that primarily serve their communities through small regional offices. Property Managers conduct weekly association visits, oversee contracted services, administer all association activities with Board of Directors approval and are the contact person for all resident communication. Our support staff handles all administrative responsibilities including accounting functions, budget preparation, financial investment management, collection of delinquent assessments, providing resale certificates to homeowners and managing insurance activities. These include obtaining proposals, processing property claims and coordinating liability litigation. Property Managers are properly informed of the association's administrative activities, even though they are not directly involved with providing these services. This allows the Property Managers more time to perform their direct association management responsibilities.
