LightHouse Properties offers experienced, educated and cutting edge services for our property owners, renters, home owners associations, residential home buyers & sellers, and commercial investors. Our team offers more than thirty years of experience in the Lynchburg market, which allows us the ability to provide up to date and accurate assessments of all properties, financial options, and investment opportunities within the constantly changing economy. Our company was created to fill a need, the need for personal service complimented by new technological innovation. This was the vision of our Senior Property Manager and Common Interest Community (previously Home Owners Association) Manager, Tim Penick. Having been on the management staff of two other property management firms in the area, Tim recognized Lynchburg was ready for a company whose primary focus was "People and Property" coupled with care and commitment. As a result, LightHouse Properties was born, and is driven to provide individualized attention and service to our clients and their respective properties while offering kind and courteous dealings with our residents. Pairing with Tim, Ann Koch, our Broker, gives LightHouse Properties the best of both worlds. Ann offers E-Knoweldge and energy, with old school experience. Additionally, she has accumulated over 23 years of Real Estate Experience, teaches real estate classes, and has personally experienced what other realtors have not: Fix and Flip, Rental Property, "Spec" Home Building, Development, Investment and Commercial Leasing. At our inception LightHouse Properties managed 85 Properties and 2 Associations which has now grown to 250 Properties and 5 Associations (now referred to as Common Interest Communities). We would like to point out that this growth occurred not as a result of marketing or solicitation, but as a testament to Tim's intuition and initiation to open LightHouse Properties, amidst less than favorable market conditions. LightHouse Properties is very excited to announce that Tim Penick is fully licensed to manage Common Interest Communities (formerly known as Home Owners Associations). LightHouse Properties is one of a hand full of firms properly licensed and educated as per new VA State statutes. LightHouse Properties also employs a full time licensed property manager, full time residential relations representative, a full time accountant and our Part Time IT, and online content manager. Our mission as a Property and Common Interest Community Management company is to provide supreme service, a cut above our competitors.
