Lawrence Real Estate Services

LRES, a member of Community Associations Institute (CAI), currently manages eighteen associations ranging in size from 12 units to 500+ units, in the Brunswick County area. We feel that we have created a niche in our industry serving both large and small communities. We have experience in multi-family and single family communities. These include associations that are just getting started, in which we assist in the development of their documents; associations that are well established; master associations and related member associations; and several associations during their developer transition period. We hope to determine that our team approach to association management will be a "good fit" for both of our organizations. Our team consists of the following: Carson Lawrence, CMCA, Owner, is actively involved with every community association. She attends most Board meetings and works with all LRES team members to address each association's individual needs. Carson moved into the association management business after running a full service property management business on Bald Head Island. In addition she was the General Manager of Theodosia's Bed & Breakfast Resort on Bald Head Island for 5 years. As a graduate of Wake Forest University, Carson was headed for Law School, however, fell in love with the Brunswick County area and is now married to local businessman, Blaney Williams, owner of Marsh Creek Construction and Signs, and lives in the Marsh Creek area of Southport. Gary Lawrence, Owner, founded LRES out of necessity to serve the rapidly growing Brunswick County area. Gary, a real estate attorney with extensive background in the development of new communities, has experience as a property owner in at least half a dozen associations, as well as a facilitator in establishing many new Property Owner Associations. Gary provides guidance and valuable resources to LRES; his experience plays an important role as Associations meet the challenges of Transition, Operation and Service to their members. Gary's practice shares an office building with LRES; thus he is readily available to assist LRES with the many legal situations that arise in this business. Gary consults with Carson to determine solutions to the various issues facing our associations. Chris Young, Association Coordinator, formerly an owner in a local custom construction company, brings a wealth of experience in construction management and customer service. Chris is involved with each Board and works diligently with the entire LRES team to establish and monitor budget, maintenance and violation issues. Chris serves as the main line of communication for Board Members and contracted vendors. She spends significant time at each Community, so that she is familiar with the needs of the facility and its owners. Chris has been a resident of Southport for more than 16 years and has extensive knowledge of the County's planned communities. Most recently Chris has worked as a representative for a national builder and in real estate sales management. LRES developed our relationship with Chris as a member of several Architectural Review Boards with whom we work. In her architectural review activities, Chris has a strong working knowledge of restrictive covenants and architectural design guidelines. Chris is both personable and professional. Barbara Duquette, Accounting Clerk and Administrative Assistant, combines her extensive accounting background with her personable demeanor to field the calls and emails from Homeowners. Her excellent communication skills allow Barbara to handle any situation, large or small. If she is unable to help, she quickly gets the correct person involved. LRES considers itself lucky to have such an energetic and positive person as the first line of contact. With her history as a former co-owner of both a Charlotte based and subsequently an Oak Island accounting firm, Barbara is able to modify LRES' accounting procedures to fit the needs of each individual association. On a day-to-day basis, Barbara meets with Carson and Chris to review and approve all payables and produce all financial reports. She works with our partner, North State Bank, to establish accounts and integrate all information into the appropriate software programs. Barbara helps Carson to develop and maintain all accounting procedures. From Lawrence Real Estate Services you will receive personal and professional day-to-day service. We may not have all the answers to your questions, but we have extensive resources and will be able to assist our association clients with all of their needs. If you are looking for a dedicated association management company that is willing to customize it program to fit your needs, please contact LRES to request a proposal. After obtaining some basic information regarding your association, LRES will prepare a proposal which outlines the general categories of service that we will provide. After your Board of Directors review our proposal, we will prepare a custom contract which reflects the individual needs of your association. We look forward to hearing from you!
