SIG offers equity positions in real estate investments Currently we are focused on single-family home renovations, raw land development of single-family homes, and condo conversions. Are the investments secure? No investment is completely secure. While we have a very thorough due diligence process designed to mitigate as many risks as possible, there are many factors that are simply outside our control. We recommend consulting your attorney or financial advisor before making any investment. Does SIG do background or credit checks when new investors register with the site? While we don't do background or credit checks, all investors are required to fill out our investor questionnaire which enables us to identify accreditor status so we can present offerings they are eligible to participate in. Is there an investment minimum? It varies on the project but generally between $25,000 - $50,000 is the minimum. Are there fees for investors? No. Our sponsorship/management fees come from the expenses of the project, not your investment. Returns are paid to investors first and sponsorship/management fees are only paid if the project is successful. How do investors transfer funds to SIG? We accept wire transfers. Specific wiring instructions are provided in our subscription agreement. How are legal documents handled on SIG? We work with tax and securities attorneys that review all of our documents prior to being released. Can I use an SDIRA or other type of IRA for my investment? Yes. We set up single asset LLCs for each of our offerings, which allow for SDIRA investors. How will investors be updated about their investment status? We provide monthly project updates via email and conference calls. Is my investment liquid? Generally, no. While we understand circumstance arise that require our investors to exit offerings before they conclude, we cannot guarantee investments will be available prior to the closing of the offering. We can commit to attempting to replace investors within a current offering, but any expenses occurred in the replacement are the responsibility of the exiting investor. When will I get my investment back? Projects range from as little as 4 months to as long as 20 months; however, each project has a different timeline and will be presented to you before the investment is made.
