The company has been involved in development for its own account and as a fee paid developer for many retail and office projects. These developments were done from the "ground up". We were involved with the site selection, site plan design, architecture, the procurement of financing, leasing and management of the construction through completion. We were responsible for the negotiation and selection of the engineers, appraisers, general contractors, attorneys, lenders (i.e. draw requests, interest payments) and worked with the county government officials. The end result: matching or surpassing the pro-forma for the project. Below is an excerpt from a previous Developer's agreement outing the responsibilities and obligations of the Developer: When we have identified a profit-potential site, it then moves quickly to pre-lease and assist in the development process, which includes preparing a market study to determine the best tenant mix. Knowing what the market will eagerly accept, we aggressively recruit the most powerful tenants to assure maximum traffic-and to assure continual success. This is accomplished by utilizing our existing tenant relationships and various network associations' such as the International Council of Shopping Centers and Certified Commercial Investment Member network. In addition, a rifle shot approach will be taken to procure the suited tenants through multiple retail tenant databases we subscribe to.
